Description :: - To ensure observance of safety rules & regulations, personal safety and safety of others at workplace
- To ensure Personal Protective Equipment (PPE) issued are properly kept and maintained.
- To plan and implement regular maintenance and servicing of all M&E systems and equipment to ensure continuous optimum performance, minimize disruptions and to achieve zero downtime.
- To coordinate and ensure all contract servicing are carried out well and in a timely manner.
- To maintain and update regular authority inspections and ensure all certificates, licenses and permits are valid.
- To organize troubleshooting of faulty systems and ensure rectification works are carried out promptly
- To maintain a sufficient level of parts inventory required for general repairs and maintenance
- To assist the HOD in organizing regular briefings and training programs to familiarize technicians with departmental maintenance programs and equip them with the necessary knowledge and skills to handle individual tasks
- To schedule maintenance programmes for the M&E System and all equipment of the shopping centre.
- To monitor and supervising maintenance staff on daily operation of the chiller plant, ACMV, ventilation system, fire alarm system, elevator and STP plant, LPG system and M&E equipment operation.
- To coordinate the installation of temporary and permanent power supply to new tenants.
- To liaise with TNB when power failure or any power interruption.
- To liaise with SAJ on the condition of water supply.
- To maintain and test run generator.
- To attend to and resolve tenants’ complaints pertaining to M&E issues with tact and promptness.
- To organize daily checks and ensure sufficient utilities for consumption.
- To schedule a response team for every shift.
- To plan, organize and assign tasks, and continuously monitor employees’ performance.
- To attend monthly operation meeting
- To prepare weekly/monthly reports on:
- Utilities consumption.
- Utilities recoverable for billing.
- Operations and planned maintenance works.
- To monitor and record staff duty, work orders schedules and attendance
- To maintain a systematic filing system and documentation of records and master contracts.
- To assist the HOD in developing SOPs for the proper handling of operational functions.
-To maintain an updated record of expenses incurred for the department.
- To ensure disciplinary procedures are complied with, and in liaison with HRD, address any violation to Company rules and regulations.
- To assign tasks and follow through to ensure they are carried out efficiently.
- To continuously track and record department staff performance.
- To maintain and monitor a master calendar of all activities including renewal dates for service agreements, licenses, permits, etc.
- To develop energy conservation measures for all operational equipment, services and fittings.
- To continuously improve and uplift building finishes, furniture and fittings.
- To monitor and manage department expenditure and ensure they are within budget.
- To develop work structure and work scope for each unit, in accordance to trade.
- Explore and recommend “green” initiatives that are commercially viable for the building.
- Any other duties as and when assigned by your superior from time to time
